Management

Solutions are based on clients investment goals. Whether the investment is short or long term, we take a proactive approach by being present.  We are available 24/7 to personally respond to Tenant issues.  Our goal is to identify issues prior to Tenants reporting them through our routine inspections and constant communication.  We have a web portal which allows users to report and track a maintenance request from the beginning to completion and provide feedback.

Financials

Solutions are based on clients investment goals. Full financials are provided for transparent reporting and constant review of investment performance.  Operating budgets and capital budgets are forecasted on annual basis and evaluated monthly. Common Area Maintenance expenses are tracked throughout the year, reviewed monthly, and reconciled annually.

Leases

All leases are thoroughly reviewed and administered to reduce leakage and provide the best return to our clients. Our tenant relationships provide us the ability to negotiate lease renewals, extensions, expansions, and assignments with the best results for our clients. As managers we are focused on maximizing the value of the lease and overall performance in the asset.

Relationships

Communication is the key to managing all relationships. We are constantly communicating with our tenants through our management portal, site visits, and personal calls.  Tenant retention is a direct result of communication. Our vendor relationships are just as important. Our constant follow up on scheduling, work order progress and completion allows us to be proactive with issues and communicate changes with tenants and clients.  Our tracking system ensures all work orders are completed to satisfaction with our tenant feedback requests on each work order.

construction

We take a proactive approach to manage all construction projects, from Tenant Improvements to Value Add to New Construction. We work directly with the contractors to ensure they are completing the project on time, on budget, with minimum impact on existing tenants.  It is essential to maintain relationships with existing tenants.  We accomplish this by being on site and providing continuous communication.
